Our process incorporates the attributes of economics with the art of placemaking. We create architecture and communities that are both functional and beautiful, capturing pragmatic and visionary elements to create exceptional places. We apply this approach to both building design and larger-scale plans, working within the elemental components of infrastructure while also conjuring the magic of the place. We take into account all complexities of projects — site, financial, environmental, and more — and identify how they influence and inspire each other to create good design.

  • We partnered with the City of Kelowna to craft a new bylaw for downtown waterfront redevelopment.
  • Outlining a vision of a refreshed, walkable downtown, this Plan provided a system for unconsolidated property owners to jointly participate in redevelopment via a set of development incentives and guidelines.
  • Implementation for the improvements were identified including additional growth, amenity bonusing, and community-based land use requirements.
  • We led efforts to create a 78-Acre Development Agreement and Planned Action EIS at I-90’s western gateway to Issaquah.
  • We balanced the public’s desire for certainty with adequate flexibility to respond to a shifting marketplace and changing demographics.
  • The Agreement including standards for robust building types; a reduced emphasis on a specific use program; guidelines and requirements for public open spaces and incremental strategies to achieve adequate parking.
  • Connecting between two SkyTrain Lines, Broadway/Commercial station has the highest number of boardings on the Skytrain System, and is a major bus transfer point.
  • The station’s dramatic architecture, including a green wall, pedestrian bridges, and transit-integrated retail create a community hub out of a transit interchange.
  • The result is placemaking at its finest.
  • Burien Transit Center is a pedestrian oasis in what was previously a large expanse of surface parking. Our design utilized a kit of standard parts adapted to new uses and arranged in a new configuration.
  • This concept allowed the team to find middle ground between the conflicting programs of two governments and within an environment of severe budget constraints.
  • The project also redesigned the site to meet new stringent municipal stormwater requirements in a wet climate.
