The 121 Boren project is a 400’ residential tower adjacent to the existing Seattle Times building in Seattle’s South Lake Union neighborhood. The project features a 41 story residential tower at the corner of John Street and Boren Avenue North and includes 433 residential units, 1,800 SF of commercial space and 244 parking stalls located below grade. The project team was successful in securing unprecedented design departures through the design review process with respect to required open space, through-block connections, and tower spacing.
The design emphasizes pedestrian amenities, abundant landscaping and traffic calming features. The tower podium includes a portion of a venerable 1929 character structure originally built as the ‘Mart Building,’ which today is known as the ‘Seattle Times Building.’
