In 2008 and 2016, voters approved funds to expand the existing Sound Transit “Link” light rail system to add service to Northgate, Lynnwood, Bellevue, Mercer Island, and Redmond. To support this expansion, a new Operations and Maintenance Facility East (“OMF East”) project is currently underway. The OMF building will accommodate commissioning, deployment, service, and storage operations while the Maintenance of Way (MOW) building will support mainline track, systems, and station maintenance functions.

The project also includes a master plan design concept to be used by Sound Transit to procure development of a 7-acre site located directly south of the OMF East facility. The project requires a transit-oriented development (TOD), which is a mixed-use residential and commercial area designed to maximize access to public transport and to encourage transit ridership. This design proposes approximately 1.1 million square feet of leasable area, in six buildings of varying scale, with underground parking. Uses include multi-family housing, office, retail, and urban amenities.
