121 Boren Avenue North Tower

The 121 Boren project is a 400’ residential tower adjacent to the existing Seattle Times building in Seattle’s South Lake Union neighborhood. The project features a 41 story residential tower at the corner of John Street and Boren Avenue North and includes 433 residential units, 1,800 SF of commercial space and 244 parking stalls located below grade. The project team was successful in securing unprecedented design departures through the design review process with respect to required open space, through-block connections, and tower spacing.
Amenity spaces are located throughout the tower and podium, from the rooftop garden level on the 41st floor down, through the residential lobby, and out onto John Street. Significant improvements to the streetscape are proposed as a means of securing the departures necessary to preserve the existing Seattle Times building.
