Kiwanis Garden Village (Phase I and II)

Sustainability, livability, and community are all key components of the development for Kiwanis Garden Village. Utilizing its proximity to neighborhood amenities and transportation, the site was master planned to accommodate a higher unit density and provide a comfortable and secure arrangement of buildings, gardens and landscaping.
VIA provided site master planning, rezoning, full architectural services, public consultation, contract administration and OCP amendment from 2005 – 2015. The project is a successful example of gently phasing senior residents into new accommodations with minimal disruptions.
Phase I (completed in 2006) of the Kiwanis Manor Seniors’ Housing project is a four-storey, affordable seniors apartment building with adjoining amenity space and underground parking. Each of the 550 square foot units were designed to meet Level 2 accessibility guidelines and allow for independent living as well as assisted living.
Phase 2 of the Kiwanis Garden Village includes the Cypress and Terrace buildings. The project was designed to accommodate higher unit density and provide a comfortable, secure and affordable arrangement of buildings and outdoor spaces for the residents. The four and five storey wood frame buildings have been designed to Level 2 Adaptable Design with some units at full Level 3 Adaptable Design.
The two buildings contain 143 units including bachelor suites, one-bedroom units, and lock-off suites. Additional amenity spaces, including a library, workshop, bathing rooms, guest rooms and community shared gardens complete the program. Residents now have access to a variety of indoor and outdoor activities as well as West Vancouver’s community, transportation, and amenities at large.
